What is Unlocker?

Unlocker is an all-in-one financial and real estate platform for concierge companies, independent real estate agents and real estate agencies. Do I need a carte G to manage long-term leases?

Yes. The Hoguet Law (Law No. 70-9 of January 2, 1970, which regulates real estate professionals in France) reserves the management of a property rented under a lease (signing the lease, collecting rent, holding the security deposit) to holders of a "property management" professional card, known as the carte G. Without a carte G, a concierge company, independent real estate agent or agency can still offer long-term rentals through carte G delegation: Unlocker Real Estate, the card holder, signs the management mandate with the owner, and you manage the property day to day.

How do I present split payment to my owners?

When a guest pays for their stay, the amounts are split automatically. The owner receives their share directly, with no reminders and no transfer to wait for, and tracks collections from their own dedicated space. See split payment.

Can splitting handle more than just my commission?

Yes. Splitting handles several flows in a single distribution: your commission, the owner's share and the fees of your providers (cleaning, maintenance, third-party services).
