The problem
Short-term rentals run on a service agreement. Long-term rentals rest on a lease, and so on the Hoguet Law of January 2, 1970 (the French law regulating real estate professionals): drawing up a lease, collecting rent or signing a move-in inspection report on an owner's behalf requires a real estate management license. Without one, the owner signs a mandate with an agency, and the mandate never comes back.

A bachelor’s degree or 3 years of experience, a financial guarantee from €110,000, professional liability insurance, a dedicated account for clients’ funds required by the guarantor: 6 to 12 months and €4,000 to €7,000 in costs.

The Hoguet Law governs real estate transaction and management activities carried out on behalf of others. It distinguishes the carte T, for transactions, from the carte G, for management. As soon as a management act involves a rental lease, a carte G is mandatory.
The delegation does not get around this rule, it applies it. The management mandate is signed between the owner and Unlocker Real Estate, the carte G holder. Unlocker Real Estate bears the legal responsibility for the mandate and entrusts the partner concierge company with the operational tasks, within a scope defined by contract.
A business referrer earns a one-off commission and does not manage the property. The delegation is a lasting framework: you stay the owner’s point of contact and earn a management commission for the whole duration of the mandate.
Unlocker’s legal team follows the Hoguet Law, municipal short-term rental orders, the tourism code and case law. When something changes, the delegation mechanism is adjusted with no action on your part.

With the delegation, the same property can change regime with the seasons without changing point of contact: seasonal rental in summer, mobility lease in the fall, mid-term rental in winter. The mandate and the service agreement stay in force, only the applied regime changes.
The best candidates are highly seasonal: tourist areas, seaside resorts, university towns. Going hybrid makes sense from three slow months a year.
The delegation costs 2% of rent excl. VAT for long-term rentals and 1% excl. VAT for short-term rentals, plus 1% excl. VAT for the payment platform. These fees are deducted from the incoming flow. Your service commission comes on top, set freely with the owner.
