The Hoguet Law of January 2, 1970 reserves real estate brokerage carried out on behalf of others to holders of a professional license. Its article 1 covers rentals first, "seasonal or not", then sales (text checked on Légifrance on September 28, 2026). The carte T covers both: publishing the rental listing, then, when the time comes, finding a buyer and negotiating.
A rental that is ancillary to a management mandate falls under the carte G instead (article 1-1, checked on September 28, 2026). That delegation is built on three contracts: partnership, management mandate and service agreement.
With the delegation, you are authorized by Unlocker Real Estate, the carte T holder, after a declaration to the CCI, under a commercial agent contract. Mandates are signed by the owner in favor of Unlocker Real Estate.
