2. What Is Hybrid Rental?

The same property alternates between short-term and long-term rental depending on the season, to maximize revenue and occupancy over the year.

Short-Term Rental

Airbnb, Booking… High revenue at peak times. Intensive management, strong seasonality.

Long-Term Rental

Standard furnished lease, mobility lease (bail mobilité, a 1 to 10 month furnished lease with no security deposit), student lease. Steady revenue, low turnover, less paperwork.

Hybrid Rental

You switch smartly between the two depending on the season to optimize annual revenue without suffering through the slow periods.

The Levers of Hybrid Rental

Subcontracting. Delegate to service providers: cleaning, check-in/check-out, maintenance. Unlocker automatically pays each subcontractor through split payment.

Carte G delegation. Manage long-term leases without holding a carte G (the French property management license). Unlocker delegates its own. Cost: 3% of the net flow, split payment included.

3. Available Lease Types

In hybrid rental, choosing the lease is strategic: it determines the duration, the flexibility and the legal obligations.

Typical hybrid strategy: student or mobility lease (Sept. → June) + tourist furnished rental (July/August) = a property optimized all year round with no regulatory conflict.

An owner wants to rent out their property in the low season to an employee on a temporary 6-month assignment. Which lease should they use?

The mobility lease is the perfect tool for filling the gaps in hybrid rental. Watch out for one key rule: you can’t chain two of them with the same tenant, or it’s automatically reclassified as a standard 1-year lease.

5. The Regulatory Context

The Le Meur Law (November 2024) tightened the rules for short-term rental. Here’s what applies and what it means for your hybrid strategy.

What You Can Do

  • Primary residence: rent it out up to 120 days/year (or 90 days depending on the municipality).
  • Second home: short-term rental with a change-of-use authorization.
  • Mobility lease: 1 to 10 months, perfect for filling the gaps with no night cap.
  • Student lease: 9 months, so the property is free in summer for short-term rental.
  • DPE A to E: seasonal rental allowed.

What You Can’t Do

  • Exceed the night cap: fine of up to €15,000.
  • DPE F or G: banned for seasonal rental since Nov. 2024. DPE G banned for any lease since Jan. 2025.
  • A hostile co-ownership: the co-ownership can ban short-term rental by a two-thirds majority (Le Meur Law).
  • No city hall registration: fine of up to €10,000.
  • Chaining 2 mobility leases with the same tenant → automatic reclassification.

Watch-Outs by Type of Area

High-demand area / large cities. Paris, Lyon, Bordeaux… A cap of 90 days/year is possible. A change of use is required for a second home. Compensation is mandatory in some cities. (A high-demand area, or zone tendue, is a large urban area where the rental market is especially tight.)

Other areas. A cap of 120 days/year for a primary residence. City hall registration required. Municipalities can tighten the rules under the Le Meur Law.

Rural / tourist areas. Fewer constraints on short-term rental. Hybrid rental (short-term in summer + mobility/student lease in winter) is the most effective strategy here.

Le Meur Law (Nov. 19, 2024): co-ownerships can now ban seasonal rental by a two-thirds majority (unanimity was required before). Check your co-ownership rules before you start.

Concierge commission of 20% excl. VAT on the net flow = − €184 · Unlocker commission of 1% excl. VAT on the net flow = − €9.20. Cleaning subcontractor = − €100 → owner net = €626.80.
