How split payment pays you

Split payment divides every payment automatically as soon as it lands on the property's dedicated IBAN: your commission, your contractors and the owner's share go out at the same time, following your rules, with no manual action on your part. No more chasing, no more cash advances.

  1. Each property gets a dedicated IBAN.
  2. Airbnb, Booking or the guest pays into that IBAN.
  3. Unlocker applies your split rules.
  4. You receive your share at the same time as the owner and your contractors.

The full mechanism is explained on the split payment page.

Example: a €1,000 stay

  • Stay collected: €1,000.
  • Cleaning and linen: €80 paid out to the contractor.
  • Your commission: 20%, or €200.
  • Owner share: €720.

A simpler relationship with your owners

Owners receive their share directly with every payment and follow each flow in their own space, without waiting for a transfer or an invoice from you. They no longer have invoices to issue or manual calculations to check, and every movement is traced end to end. For you, it's a concrete selling point with a hesitant owner, and a retention lever over the life of the mandate.

How do carte G and carte T delegation work?

Unlocker Real Estate, the holder of the real estate professional license, legally carries the mandate; you keep the field work and the relationship.

  1. You find an owner interested in long-term rentals.
  2. Unlocker Real Estate signs the property management mandate and legally carries the assignment.
  3. You handle the field work (viewings, move-in and move-out inspection reports, tenant relations).
  4. The software handles the rest (rent collection on the owner's behalf, rent receipts, reminders, rent reviews).
  5. You're paid every month.

The same principle applies to the carte T (the French real estate transaction license): you can rent out or sell a property without holding your own carte T, thanks to carte T delegation. The full details of carte G delegation are on its dedicated page.

Offering a hybrid rental strategy

Short-term in summer, mobility lease in the fall, mid-term in winter: with carte G delegation, the same property changes regime without changing who you deal with. You keep the mandate over the property's entire rental life.
