The Visale guarantee is a free guarantor service offered by the French government and run by Action Logement. It protects owners against unpaid rent and simplifies the process for tenants, with no individual having to act as guarantor.
What is the Visale guarantee?
The Visale guarantee is a guarantee agreement: Action Logement commits in writing to pay the owner the rent, service charges, and tenant repairs when the tenant doesn’t. That means the tenant doesn’t need to provide any other guarantor.
It’s a completely free service, for the tenant and the owner alike. If rent or service charges go unpaid, Action Logement reimburses the owner, up to 36 monthly payments depending on the type of rental.

How a tenant activates the guarantee
The tenant applies directly on the Visale website, gets a digital visa, then gives it to the owner when the lease is signed. No further steps are needed on the owner’s side once the visa is verified: Action Logement takes over if rent goes unpaid, then seeks repayment from the tenant on a schedule adapted to their situation.
Visale isn’t your only line of defense
The Visale guarantee protects the rent once the lease is signed, but a well-built guarantee file up front is still the best prevention. If no guarantee was put in place and the unpaid rent drags on, the eviction procedure is the last resort, with legal deadlines that can’t be shortened.
