Which delegation fits your business?
The framework you operate under depends on the type of rental you manage. Unlocker lets you tell apart the delegation for short-term rentals from the one for mid-term and long-term rentals.
Short-term rental delegation

For short-term rentals
This framework relies on the new delegation system tied to the mandate. It covers the missions included in the mandate held by Unlocker Real Estate, while you keep your operational role with the owner and the guests.
Mid-term/long-term delegation
3% excl. VATon the flows concerned
For mid-term and long-term rentals
This framework is based on the delegation of the *carte G* (the French property management license) attached to a lease. It applies to rentals built around a lease agreement, particularly mid-term and long-term ones, with a management framework to match.

Where to find your mandates and contracts
There are two ways in: a global view to oversee everything, and a per-unit view to follow the mandates tied to one specific property.

Go to your Unlocker account, then to the tab:

02 — Structure
One feature, three documents
The three documents don’t cover the same relationship. This diagram shows at a glance who signs what, and how the documents fit together between Unlocker Real Estate, the property manager and the owner.

03 — The documents
What is each document for?
Each document has its own role, its own signatories and its own purpose. The goal is to avoid mixing up the partnership, the property management mandate and the operational service.
Operational partnership agreement
● Unlocker Real Estate● Concierge company / Property manager
It organizes the collaboration between Unlocker Real Estate and the professional who uses the platform. It sets out the partnership, each party's role and access to the Unlocker environment.

Property management mandate
● Unlocker Real Estate● Owner
It allows Unlocker Real Estate to carry the management or rental operation of the property. It is tied directly to the owner and the unit concerned.
It is attached to the unit and can be found from the property's page.
Service agreement
● Concierge company / Property manager● Owner
It covers the services the concierge company or property manager provides to the owner: operational follow-up, coordination, on-site management or any agreed services.
It can be signed independently. It also lets you set your own rates with the owner for the missions you carry out.

Which documents should you sign first?
The partnership agreement and the property management mandate follow a structuring logic. The service agreement, on the other hand, can be signed independently depending on your relationship with the owner.

It sets the framework for the collaboration between Unlocker Real Estate and the professional.

Service agreement
It defines the services provided by the concierge company or property manager.
These documents complement each other. They clarify each party’s role, identify the right signatories and let you track your documents in the right place in Unlocker.
05 — Your operational scope
What you can manage under this framework
This section summarizes the main missions you can keep running as a concierge company or property manager, within the contractual setup put in place with Unlocker Real Estate and the owner.
You remain the operational contact
Thanks to the setup between you, Unlocker Real Estate and the owner, you can remain the day-to-day operational contact for the owner, the guests, the occupants or the tenants.
The role of Unlocker Real Estate
Unlocker Real Estate oversees the missions that fall within its scope, in particular the mandate, regulatory, contractual and financial matters, the flows and the split of payments.
Calendar and availability
You can follow the calendar, open or close dates, sync availability and manage temporary unavailability.
Pricing and optimization
You can take part in pricing strategy, rental positioning, seasonality analysis and price adjustments.
Guest or occupant relations
You can handle messages, check-in and check-out instructions, practical questions, special requests and feedback.
On-site management
You can organize arrivals, departures, key handovers, property checks, cleaning, linen, maintenance and day-to-day follow-up.
Bookings, disputes and flows
You can follow requests, incidents, cancellations or disputes. Financial flows are handled through the Unlocker platform.

Short-term: Unlocker Real Estate (1% excl. VAT) and Unlocker (1% excl. VAT) are calculated on the incoming flow excl. VAT. The simulator measures the impact on your concierge commission, with no extra fees included. VAT: 20%.

Can clients who already hold a carte G (the French property management license) use this system?
Yes. Clients who currently hold a carte G (the French property management license) can use this system. The framework then depends on the type of rental involved: short-term, mid-term or long-term.
Can I publish listings under this framework?
No. Publishing listings on your website, your social media or any other marketing channel falls outside this framework. It comes under the delegation of the carte T (the French real estate transaction license), which specifically covers publishing and marketing listings.
