How do you create a real estate professional account on Unlocker?

Hello everyone, today I’m going to show you how to create your account as a real estate professional.

Before you start, make sure you have all the documents we’ll show on screen, and of course that they’re available on your computer:

Now that you’ve gathered all your documents, we can start creating your account.

First, go to your search engine and type “unlocker.io” to go straight to our website. From there, click the “Sign up” button at the top right. Select “I’m signing up as a real estate professional”, then enter your email address and your password. You’ll then receive an email to confirm your account, so remember to check your spam folder.

We recommend creating the account in the name of the company’s legal representative. This account can of course be shared with your teams.

Once you’re logged in, you’ll see a quick-start guide that walks you through creating your account.

Select “I own at least one real estate company”, then enter your company’s SIRET number (France’s 14-digit business establishment ID). This lets the software prefill some fields automatically.

We recommend that the information requested (last name, first name, date of birth) match that of the company’s legal representative.

“At this step, choose the 4th option: ‘I’m a professional property manager’.”

“Here, just enter your personal details. Your company’s details will be completed later. If you make a mistake, you can fix it by clicking the small “Edit” link below the fields.

You can now upload your personal documents. Be sure to check the supported file formats, and the accepted documents listed under the small “i”.

For your proof of identity, check the expiration date, the image quality and that the edges are visible (including transparent edges), make sure both the front and back are included, and combine everything into a single file.

Here, the proof of address must be your personal address, not your company’s, and it must be less than three months old.

We can now move on to your company’s information.

At this step, check “Property management company”. Your SIRET number prefilled some of the fields, but if the address is wrong, you can click the small “Edit” link to correct it.

Fill in your company’s information. For annual revenue, enter an estimate of what you expect to earn over the year. This field is required but stays confidential and is never made public. Professional liability and the guarantee fund refer to your insurance. You’ll also need to provide the IBAN of the account where your fees, works funds and so on will be paid.

At this step, upload your Kbis (French certificate of company registration), making sure it’s up to date, dated less than three months ago, and includes the QR code and the verification code. Don’t forget to list all beneficial owners so that the total shares add up to 100%. A single signature from one of the beneficial owners is enough. Also make sure you provide proof of identity for each beneficial owner holding 25% or more of the shares. You’ll find the template for the beneficial owners list in the video description. “Just fill it in and have it signed; a single signature from one beneficial owner is enough.”

The proof of authority and identity applies to the person who creates the Unlocker account in their own name without being a beneficial owner of the company. The proof of address must match the address shown on your Kbis. If you don’t have one with that exact address, your Kbis can serve as a certificate.

Congratulations, you’ve finished creating your account! You can now track the progress of your application directly from your dashboard. The next step is the opening of your account by the Unlocker team, a process that takes between 2 and 5 business days on average. We’ll let you know whether your documents are accepted or whether changes are needed. An Unlocker advisor will contact you as soon as your account is activated and will help you with your first steps on the platform.
