To make sure you’re compensated if rent goes unpaid, Cautioneo certifies your tenants’ applications before any contract is signed. This service is free when a contract is put in place within 2 months of the certification:
Fraud check on the tenant application using their tools (196 control points), on top of a review by their experts
Tenant solvency calculated according to the criteria of their insurance
If the application is rejected, you have 2 months to submit another one and take out their insurance, otherwise you’ll be charged €29. Their analysis tools and their experts’ review spared you the worst.
Cautioneo GLI is available for incoming tenants and for tenants already in place
For incoming tenants, or tenants who have been in the property for less than 20 days:
Broader eligibility criteria for tenants: permanent contract, fixed-term contract, retiree, student, self-employed and temp worker with at least 1 year of activity
Maximum rent-to-income ratio of 38% (30% for employees on a trial period)
Maximum rent (including service charges) of €4,500.
For tenants who have been in the property for more than 6 months:
The application is automatically accepted, whatever the tenant’s situation, if you can prove your tenants have had no unpaid rent for more than 6 months. Good to know: a waiting period applies for the first 3 months, so your GLI coverage will be active 3 months after the contract is signed.

How do I sign up?
For tenants:
To sign up as a tenant on Unlocker, follow these simple steps:
- Download the Unlocker app when it becomes available, from the App Store or Google Play Store depending on your mobile device’s operating system.
- Open the app once it’s installed.
- Select the sign-up option to create a new account.
- Fill in the required information.
- Confirm your email address by following the instructions sent to your inbox to activate your account.
- Once your account is activated, you can start searching for homes and apply directly through the app.
For professionals and owners:
If you’re a real estate professional or an owner, sign-up is done through the Unlocker.io web platform:
- Visit the Unlocker website in your preferred browser.
- Click the sign-up button for professionals or owners.
- Fill in the sign-up form with your company details or your personal information as an owner.
- Provide the documents needed to verify your status as a professional or owner, if requested.
- Accept the terms and conditions and complete the sign-up process.
- You’ll receive a confirmation email to validate your account.
- Once confirmed, you’ll have access to your dashboard, where you can manage your listings, interact with prospective tenants and use the property management tools offered by Unlocker.
